Are you ready to move on from renting? Do you spend your days looking at homes on the internet? Do you fantasize about owning your own home?
Did you know that you can buy or build a brand-new, never-been-lived-in home from us? It’s true! Miller Family Homes is the new home construction side of the Miller Family businesses.
We build new homes in a variety of price-points and in multiple locations throughout the Wichita area. There are 22 different floor plans consisting of ranches and two-stories in multiple architectural styles. We also offer under-construction Designer homes in which our interior designer has carefully selected every feature, finish and detail to provide a cohesive, well-designed, beautiful home that you’re sure to enjoy for years to come.
You're probably thinking "That's great but what does it have to do with me and my hunt for a home?"
While we love our tenants, we get it - renting can be rough. We think everyone should own their own home and we want to help our tenants on their pathway to homeownership. In an effort to do so, as a Miller Family Properties tenant, when you sign a contract to buy or build a home with Miller Family Homes, you can break your lease at or up until one week after closing without penalty! Even better - should your closing date change, we'll work with you on adjusting your move-out date based on adjusted closing dates so that you're not stuck in a hotel or trying to live out of your mom's basement while waiting on a new closing date.
You can leave renting behind. No more security deposits. No more worrying about every little pin-sized hole in the wall. No more pet rent. No trying to juggle cleaning two homes when you move out – the new home you’re buying will already be clean and sparkly! No doubling up on rent payments or rent and mortgage payment – in fact, you’ll most likely have a month without either one! Typically, closings land so that you don’t have to pay the first mortgage payment until one month after closing, and you get to move-in right after closing – after you sign the closing paperwork, the home is yours, ready for you, at your disposal!
If you're thinking "This is all great but a new home is too expensive" - think again.
Now is a better time to buy a new home than ever before. Interest rates are low meaning you can borrow more with the same or lower payment than what was available two years ago. This also means buying a new home versus a “used” home is more attainable now than in previous years.
You’ll get more bang for your buck with a new home and not have the headache of endless maintenance tasks and lost weekends to inevitable repairs that come with a home that’s more than ten…even five years old. You'll be surprised how far your dollar stretches when buying a new home versus a resale home for not much of price difference.
If you’re already on the hunt for a home to buy and haven’t had much luck or hadn't considered buying a new home it might be worth considering buying from Miller Family Homes. Not only will you have the ability to break your lease based on your closing date as mentioned earlier, but we can offer something that's difficult to find in the resale market - a guaranteed home! Chances are if you’re touring a Miller Family Homes home, its available for purchase because we are fully transparent and will let you know up-front if a home is under contract.
Consider this. No bidding wars. No rushing to put in an offer. No pressure. Our website, signage and the MLS provide up-to-date, accurate information as to whether a home is available for purchase or not. And if something isn't available - there will be something else available soon. Plus there is the option to build the home you're dreaming of! Top it all off with a 1-Year Builder Warranty for added peace of mind and you're homebuying process is underway with the swipe of a pen - or a finger on a tablet!
Hopefully you're thinking, "Okay, I'm convinced! What's next?"
